2.2.2 Tests

In addition to the visual examination, the standard inspection should also include the carrying out of Tests.

When conducting a standard inspection, the following physical actions should be undertaken by the Consultant: opening and shutting of doors, windows and draws; operation of taps; and the tapping of tiles and wall plaster.

Leaking showers are a common problem. Whenever possible, shower recesses should be water tested by turning the cold water tap ‘on to normal working pressure for a minimum of ten (10) minutes. Any hand-held or adjustable shower rose should be turned to direct water flow to all areas of the shower recess. The outlet of any enclosed shower should be plugged.

Also additional attention to the visual examination should be given to those accessible areas which the Consultant’s experience has shown to be particularly susceptible to damp problems. Instrument testing with a moisture detecting meter of those areas and other visible accessible elements of construction showing evidence of dampness should also be performed.

2.2.2.1 Moisture meters

Often dampness is not visible to the eye, especially in a masonry wall freshly painted. Electronic moisture meters are designed to detect moisture through paint, wallpaper and many other types of finishes. Importantly, several variables and conditions other than moisture content may affect moisture meter readings, es signals not penetrating aluminium foil or other conductive surfaces, or the presence of salts on the surface which may give a high reading.

In the case of timber, several variables other than moisture content may also effect moisture meter readings, these include: timber species; moisture distribution, grain direction; specimen selection; chemicals in the timber; weather conditions; temperature; and maintenance.

Equipment manufactures should be consulted for any relevant correction factors.

With this type of preliminary testing, where the exact nature of the problem may be unclear, or where it is inappropriate to commence sample taking, non-destructive testing is essential to eliminate the risk of damage to property. Therefore moisture meters should be of a type non-destructive to surfaces.
